Important Notice – Governing Agreement

All real property purchases are governed exclusively by the executed Standard Agreement of Sale (view here), which controls in the event of any conflict. These Terms supplement that Agreement and apply to your use of this website and purchase process.

General Terms

Amato-Y, LLC dba Dollar Land Store (“Seller”) reserves the right to approve or decline any transaction. All contracts are void where prohibited by law. Website pricing controls over third-party listings. Properties are sold on a first-come, first-served basis and cannot be held without purchase.

Purchase Process

By completing a purchase, you agree to enter into a legally binding Standard Agreement of Sale, execute all required documents within seven (7) days, and complete onboarding and payment setup. Failure to do so may result in cancellation and retention of payments to the extent permitted by law.

Electronic Acceptance

Checking a box, completing a purchase, or proceeding with a transaction constitutes legally binding electronic acceptance of these Terms.

Payments & Non-Refundability

All payments—including down payments, document fees, processing fees, shipping fees, and monthly payments—are non-refundable except where required by law or approved in writing by Seller.

Payment Disputes / Chargebacks

You agree not to initiate a chargeback without first contacting Seller. Any chargeback after acceptance of these Terms or execution of the Agreement constitutes a material breach, and you are responsible for all resulting costs incurred by Seller to the extent permitted by law.

Property Condition (As-Is Sale)

All properties are sold AS-IS, WHERE-IS, WITH ALL FAULTS. Information is deemed reliable but not guaranteed.

Buyer Due Diligence

You are solely responsible for verifying all property details, including access, zoning, utilities, taxes, and boundaries. Failure to investigate does not create grounds for refund, cancellation, or dispute.

Property Use Restrictions

Until the property is paid in full and the deed is transferred: no residence or occupancy, no improvements requiring permits or approvals, and no violations of local laws. Violations may result in default under the Agreement.

Recording Restriction

You may not record or attempt to record any document against the property prior to full payment and transfer of title. Any such action may constitute a material breach.

Assignment Restriction

You may not assign or transfer your interest in the transaction or Agreement without Seller’s prior written consent.

Owner Financing (Summary)

If financing is selected, payments are fixed with applicable fees and no credit check, and the deed transfers upon payoff. All terms are governed exclusively by the executed Agreement.

Default and Forfeiture

Failure to comply with payment or contractual obligations may result in default, cancellation, and forfeiture of payments, subject to the Agreement and applicable law. All rights, remedies, notice requirements, and cure periods are governed exclusively by the Standard Agreement of Sale.

Property Information Disclaimer

All property information (including maps, images, GPS, pricing, and descriptions) is for informational purposes only, not guaranteed, and subject to change. You must independently verify all details.

No Warranties

Seller makes no warranties regarding access, buildability, utilities, soil conditions, boundaries, zoning, or mineral rights.

Access Disclaimer

Seller does not guarantee legal or physical access. You assume all risks and must verify access independently.

Taxes and Fees

You are responsible for all property taxes, association dues, assessments, and ongoing costs, whether billed separately or included in payments as outlined in the Agreement.

No Advice; No Agency

Seller is acting solely as a principal in the sale of its own property and is not a broker, agent, or advisor. You are encouraged to seek independent legal and financial advice.

Website Disclaimer

All website content is provided for informational purposes only. Seller is not liable for errors or omissions to the fullest extent permitted by law.

Limitation of Liability

Seller is not liable for indirect or consequential damages. Total liability shall not exceed the amount paid for the property.

Indemnification

You agree to indemnify and hold Seller harmless from any claims arising from your use of the property, violation of law, or breach of these Terms or the Agreement.

Electronic Communications

You consent to receive communications via email, electronic signature platforms, text message, mail, or online portals.

Governing Terms

These Terms are part of Seller’s website and materials. All real property transactions are governed by the executed Standard Agreement of Sale.
